Westover is a historic neighborhood in Arlington located on central routes including Washington Boulevard and Route 66. Listed on the National Register of Historic Places in 2006, Westover was developed primarily between 1939 and 1948 by Miles Mace, a local real estate broker who built the neighborhood around a deliberately walkable structure: homes close together, a commercial strip within walking distance, schools nearby.

The predominant housing type in Westover is the brick Colonial, two-story, modest in footprint, built to a consistent standard in the early 1940s. Most sit on compact lots with mature trees and maintained landscaping. Many homes have been expanded over the decades: rear additions, dormers, finished basements, renovated kitchens and baths. The result is a neighborhood where the exteriors are relatively uniform, but the interiors vary considerably depending on how much work previous owners have put in.

Original two-bedroom colonials in good condition typically range from around $900,000 to $1.2 million. Larger homes, expanded originals, or the occasional new construction can push well past $1.5 million. The neighborhood also has garden apartments and some townhouse-style condos along its edges, which provide entry points at lower price ranges.

Lots in Westover are smaller than what you'd find in Arlington Forest or Lyon Village, which is why teardowns are less common here; the math doesn't always work on a tight lot. Most buyers are coming for a renovated or well-maintained original home. 

Schools in Westover

Westover is served by the Arlington Public Schools system. Most elementary-age students in the neighborhood attend Cardinal Elementary School, which opened in 2021 in the renovated and expanded Reed Building on McKinley Road. Middle schoolers attend Swanson Middle School and high school students attend Washington-Liberty High School.

Westover residents benefit from access to local parks, a major trail system, and a historic shopping center. Westover Park features several amenities, including baseball diamonds, basketball courts, and picnic areas. Bon Air Park features a rose garden with more than 120 varieties, along with azalea, shade, sun, and ornamental tree gardens. The Custis Trail along the southern edge of the neighborhood connects to the regional trail network, making Westover one of the better-connected neighborhoods in Arlington for cyclists and runners.

The Westover Village shopping center is unique in featuring independent businesses that have been active for years rather than national chains. Other attractions include the Farmers Market, which runs from spring through winter every year, Upton Hills Regional Park, and the Lubber Run Park and Community Center.
